Welcome to Portofino — a gated, master-planned community in Clayton, NC. Whether you're under contract or just beginning your search, this page walks you through what to expect as a future homeowner.
Closing Checklist
To ensure a smooth closing, attorneys and Realtors are encouraged to contact the HOA Management Company no less than two weeks prior to closing to allow ample time for the creation of access control credentials. Failure to contact the HOA Management Company prior to closing will prevent homeowners from having access to Portofino upon closing.
- Contact the HOA Management Company two weeks prior to closing, and let them know you have a client who will be closing in the community. Be sure to provide the name and address of the home that will close.
- Read and share the Community Disclosure and New Resident Welcome Letter. Contact information for utilities can be found in the Welcome Letter.
- Work with the Builder or the Developer to get mailbox keys. The HOA does not have access to mailbox keys.
Failure to contact the HOA Management Company and register buyers prior to closing will prevent homeowners from having access to Portofino and its amenities immediately upon closing.
If Realtors have any questions, please contact the HOA Management Company ahead of closing to get resolution.

- Prospective buyers should review community rules and regulations BEFORE finalizing purchase.
- Documents are available via HomeWiseDocs.
- Residents are fully responsible for complying with rules and may face fines for violations.
Community Disclosure & Governing Documents
The Portofino HOA has uploaded the majority of its governing documents and disclosure statements to HomeWise Docs. Please note there may be a fee for accessing these documents.

Registering with the HOA
Upon closing, your closing attorney will submit all of the necessary paperwork to the HOA. This process typically takes anywhere from two to four weeks to complete. Until the paperwork has reached the HOA Management Company, it may be difficult or impossible to register with the HOA Management Portal to set up autodraft dues or access controlled information only available to registered residents.

Access Control to the Neighborhood
Portofino is a controlled-access community. Access must be granted by a member of the HOA or its Board of Directors. There are several methods for access:
Vehicle Window Sticker
This is the primary method for access. Up to two stickers are issued at no cost to permanent dues-paying homeowners. Additional stickers can be purchased for $14 each. Stickers are issued by the HOA Management Company at closing, and extras can be purchased through them.
Access Cards
Credit-card-sized, weatherproof passes that allow access to the front gate, clubhouses, and pools. Residents may request as many as they wish at no cost. Great for your pool bag, and also ideal for frequent visitors such as maids, dog walkers, and nannies. Issued by the HOA Management Company at closing; extras can be issued at any time.
Mobile Application
A mobile app that allows permanent dues-paying homeowners to use their phone as an access device. Only the primary dues-paying homeowner can be issued a mobile app — children and other non-dues-paying dependents cannot be issued mobile access for legal and safety reasons. The HOA Management Company will provide directions on how to register once you move in.
All access control stickers, cards, and guest passes tie back to the dues-paying homeowner. Homeowners are responsible for the actions of residents and guests who use access methods on their behalf.
If your Realtor fails to contact the HOA Management Company and register you with the access control system PRIOR TO CLOSING, you will be denied access to the front gate and all amenities including pools and clubhouses. Be sure your Realtor has reviewed the closing information AT LEAST TWO WEEKS before your close date.
Mailbox Keys
- The HOA/Board of Directors is not responsible for mailbox keys.
- Contact your builder, developer, or closing agent directly to obtain them.
